Western Pump offers several project-delivery methods to meet your specific needs.

DESIGN/BUILD

Summary of Services

After working with the owner to fully understand the ultimate goal and desire, we manage the entire project from inception, through design engineering, to construction completion. The architect is contracted directly to Western Pump and we maintain total accountability throughout the entire process.

Owner/Operator Role

This method traditionally minimizes owner involvement in the design details and construction process.

When to Consider This Delivery Method

This method is most suitable for owners who prefer the convenience of a turn-key process.

CONSTRUCTION MANAGEMENT

Summary of Services

We manage all estimating, bidding, contracting, and constructing necessary to complete the project per the plans and specifications supplied by the owner.

Owner/Operator Role

The owner is directly involved in the design and construction process and supplies construction plans and specifications.

When to Consider This Delivery Method

This method can provide owners with the best value while creating the most collaborative team structure.

Fee Structure Options

Total construction cost plus a percent to total cost fee, without a maximum not to exceed cap. This is preferable if the plans and specifications supplied by the owner are not entirely complete or are in a state of flux.

Total construction cost plus a percent to total cost fee, with a maximum not to exceed cap. This method should only be considered when the plans and specifications supplied by the owner are entirely complete with a very low chance of change.

INTEGRATED CONSTRUCTION MANAGEMENT

Summary of Services

We assist you with selecting an architect. This method differs from Design/Build in that the architect is contracted to the owner. As with Design/Build, however, Western Pump manages the entire project from inception, through design, to construction completion.

Owner/Operator Role

The owner is directly involved in the architect selection, project design, and construction process.

When to Consider This Delivery Method

This method is generally preferable over Design/Build when insurability and liability protection are significant concerns for both the owner and contractor.

BID/BUILD

Summary of Services

The owner contracts with separate entities for the design and construction process.

Owner/Operator Role

The owner is heavily involved in all aspects of the project, including coordinating the work of multiple contractors.

When to Consider This Delivery Method

This method is the least popular of our four options, as it generally constitutes a greater financial risk for the owner and is not ideal for creating a collaborative team structure.

Construction Project Management

Ensuring Efficient and Effective Execution

Achieving consistency between the intended design and the final product is paramount to the success of a project. We use a comprehensive and integrated approach to manage project workflow effectively and ensure that nothing slips through the cracks. This approach enables us to complete our projects on time, on budget, and according to specifications.

Our project managers participate directly in projects by devoting a significant portion of their effort to the development, implementation, and completion of specific tasks. They are also responsible for providing team leadership, job-site security, and quality control. Our project managers continually monitor project schedules and budgets and maintain effective communication with the client. As a result, they work toward our clients’ best interests by minimizing and mitigating potential problems before they arise, exercising cost containment, reducing and eliminating delays, and identifying and exploring alternative procedures and opportunities.

All project costs and activities are tracked and recorded weekly into Procore and our computerized database. Timesheets, budgets, and indirect and direct costs are linked to this database for total cost management. This enables project managers to proactively monitor project costs and schedules and respond as needed.

Western Pump security and quality-control measures ensure the confidentiality, accuracy, and preservation of our records. All project data is backed up on a daily basis.
